Process

Custom Build

This venture is in a completely different league from buying a new or existing house, but it is also one that offers an unparalleled degree of customization and personal satisfaction. Every detail can be adjusted to fit your preferences and input, and you have the final say on all aspects of your own home: including layout, design, colour, materials, fixtures, and appliances.

The process consists of the steps listed below, but the time frame can vary considerably. As it involves much more effort on the part of and the designers as well as the client, it will take longer than other real estate transactions. But when it is finished, you will be able to live in a home that you can truly call your own. Most of our clients can move into their home around a year after the first meeting and consultation.


  • Consult
    The first step is to meet and get to know you better as a person. Your family, lifestyle and hobbies can provide us with subtle hints that can be used to develop an image of the house that fits your life.
    It doesn’t matter if you have a vacant plot, an existing house to be torn down, renovation plans for your current home or even no property at all, we can start the process from any point.
    This is also the time to figure out a budget. You might worry that your budget is too low and that will mean a cheap, second-rate build; but rest assured that no matter your budget, our standard of design will always remain the same.
  • Presentation
    Within one to two months, we will produce a design plan based on our meeting. Using detailed floor plans, 2D blueprints, and 3D scale models; we can introduce and walk you through a plan that contains the essence of our company’s design.
  • Adjustment
    We don’t expect everything to be perfect on the first try. That is why we will work together to adjust, alter, and fine tune the details. If, despite our best intentions, our plan falls short of what you had imagined, we will start over from square one.
  • Estimate
    Once we have produced a plan that meets your expectations, it’s time to proceed with the estimate. We will obtain quotes from multiple companies and negotiate with suppliers in order to get as close as possible to your original budget.
    As for compensation, our company will receive 15% of the total purchase price. For example, if the total bill is 30,000,000 yen, 25,500,000 yen pays for construction and we receive 4,500,000 yen. Unlike other companies, we are completely transparent when it comes to price and you will receive a detailed breakdown to prove it. Overall, our design/build method results in savings of 10-20% compared to the same work done by an architect working with a building contractor.
  • Contract
    The contract will be signed when, and only when, you are satisfied with the design and all the details. Everything up to this point is done at no cost to you.
  • Construction & Management
    What until now has only been ink on paper, finally begins to take form. If you so choose, you can visit the building site at any point during construction. We supervise the building site every day to make sure that everything is going to plan. If any troubles arise, we will consult with you to adjust the plan. Any alterations we suggest will be in keeping with the objective of producing a superior living environment.
  • Completion
    After the structure and interior are complete, the furniture and appliances installed, the keys will be handed over to you. Most people are shocked at the difference of the atmosphere of the house between construction and the final product. That moment where you finally step foot into your new life is emotional for us as well. It is far from the end of our work, though. We are committed to remaining by your side to provide maintenance and support for as long as you live in the house we built.
